Service provider

These Terms of Use (“Terms”) apply to the Kotle.gr platform (“Service”). The Service is operated by:

ΠΑΝΑΓΙΩΤΗΣ ΛΕΑΝΔΡΟΣ ΚΩΤΣΙΟΥΡΟΣ ΤΟΥ ΚΩΝΣΤΑΝΤΙΝΟΥ

  • Trade name: Kotle.gr
  • Address: Klazomenon 50, 16121 Kaisariani, Greece
  • VAT / ΑΦΜ: EL169645110
  • Tax office (Δ.Ο.Υ.): ΙΖ ΑΘΗΝΩΝ

In these Terms, “Kotle,” “we,” “us,” and “our” refer to the business above. “You” means the person or entity that creates an account or otherwise uses the Service.

1. Agreement to these Terms

By creating an account, accessing the client portal, or using any Kotle.gr features, you confirm that you have read and accept these Terms and our Privacy Policy. If you do not agree, do not use the Service.

We may revise these Terms from time to time. The updated version will be published on this page with a new “Last updated” date. Where a change is material, we may also notify you by email or through the Service. Continued use after the effective date of a revision means you accept the revised Terms.

2. What Kotle.gr provides

Kotle.gr is a software platform for hosts and property managers. Depending on your plan and settings, it may allow you to:

  • publish and manage a property website
  • display property information, photos, pricing, and availability
  • generate QR codes that link to your property pages
  • connect external booking channels and sync calendars
  • accept direct booking requests or paid bookings on your site
  • review reservations, visits, and related analytics
  • use dynamic pricing tools, promotions, and property groups

Kotle provides tools. We do not own, operate, or manage your properties, and we are not a party to contracts between you and your guests unless we expressly say otherwise in writing.

3. Eligibility and account

You must be at least 18 years old and legally able to enter binding contracts. If you register for a business, you confirm that you are authorized to bind that business.

You agree to provide accurate registration and billing information and to keep it up to date. You are responsible for safeguarding login credentials and for all activity under your account. Tell us promptly at support@kotle.gr if you suspect unauthorized access.

4. Plans, trials, and billing

Kotle offers free (Essential) and paid (Pro) features. Feature availability may change and is described in the Service. New accounts may receive a free Pro trial for a limited period; when the trial ends, access may return to Essential features unless you subscribe.

Paid subscriptions are billed in advance for the selected billing period, typically in euros, through Stripe or another processor we designate. By submitting payment details, you authorize the applicable charges for your selected properties and plan.

You may cancel a paid subscription as described in the billing settings. Cancellation usually takes effect at the end of the current paid period. Fees already paid are not refunded for unused time unless mandatory law requires otherwise.

Card payments collected from guests for direct bookings are processed through your connected payment account (such as Stripe). Kotle does not take a commission on those guest payments; processor fees charged by Stripe or other providers still apply under their terms.

5. Your content and listings

You retain ownership of content you upload (text, photos, prices, policies, and similar materials). You grant Kotle a non-exclusive, worldwide, royalty-free license to host, display, reproduce, and distribute that content only as needed to operate, secure, improve, and promote the Service.

You are solely responsible for your listings and related materials, including that they are accurate, lawful, and that you have all rights needed to use and publish them. You must not upload content that is false or misleading, infringes third-party rights, is discriminatory or unlawful, or otherwise violates these Terms.

6. Compliance with laws and regulations

You are solely responsible for complying with all laws, regulations, permits, registrations, tax rules, consumer-protection requirements, short-term rental rules, zoning or building rules, tourism and hospitality obligations, data-protection duties, and any other local, national, or EU requirements that apply to your properties, guests, marketing, pricing, cancellations, and use of the Service.

Kotle does not provide legal, tax, or regulatory advice and does not verify that your listings or operations meet every applicable requirement. Using Kotle does not transfer those duties to us.

7. Bookings and guest relations

Where the Service helps you receive inquiries or bookings, the underlying stay agreement is between you and the guest. You are responsible for:

  • honoring confirmed stays
  • communicating with guests
  • handling cancellations and refunds according to your policies and the law
  • collecting and remitting taxes
  • resolving guest disputes

Calendar sync and channel connections are provided on a best-effort basis. We do not guarantee perfect synchronization with Airbnb, Booking.com, or other platforms. You remain responsible for preventing double bookings and for keeping availability correct across channels.

8. QR codes and printed materials

QR codes generated through Kotle must be used for lawful promotion of your own properties. Do not alter codes to send users to harmful or unauthorized destinations, and do not place materials where local rules forbid them. You are responsible for how and where physical materials are displayed or maintained.

9. Referrals

If you join a referral or invite program, you must:

  • refer only genuine prospects
  • avoid spam and deceptive marketing
  • follow applicable marketing and anti-spam laws

We may change, suspend, or end referral rewards, and we may withhold rewards for abuse or fraud.

10. Acceptable use

You agree not to:

  • break any applicable law or these Terms
  • impersonate others or misrepresent your affiliation
  • interfere with or overload the Service
  • attempt unauthorized access to systems, accounts, or data
  • scrape, harvest, or collect personal data without a lawful basis
  • use bots or automation except through documented interfaces we permit
  • reverse engineer the Service except where mandatory law allows
  • use the Service for fraud, money laundering, or other illegal activity

11. Intellectual property

The Service’s software, design, branding, documentation, and other Kotle materials (excluding your content) belong to Kotle or its licensors. You may not copy, modify, distribute, or create derivative works from those materials, or use Kotle trademarks, without our prior written permission, except for ordinary use of the Service as provided.

12. Third-party services

The Service may integrate with third parties such as booking platforms, Stripe, mapping providers, email providers, and printing partners. Their terms and privacy practices apply to your use of those services. Kotle is not responsible for third-party outages, policies, or acts.

13. Disclaimers

To the fullest extent permitted by law, the Service is provided “as is” and “as available.” We do not warrant uninterrupted or error-free operation, that sync or analytics will be complete or accurate, or that use of Kotle will produce any particular number of bookings or amount of revenue.

14. Limitation of liability

To the fullest extent permitted by applicable law, Kotle is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, data, goodwill, or business opportunities, arising from your use of the Service, listings, bookings, third-party services, or calendar sync issues.

15. Indemnity

You will defend and indemnify Kotle and its operators, employees, and agents against claims, losses, damages, and reasonable legal costs arising from your content, properties, guest relationships, tax or regulatory failures, misuse of the Service, or breach of these Terms, except to the extent caused by our willful misconduct.

16. Suspension and termination

We may suspend or terminate access if you:

  • breach these Terms
  • fail to pay fees
  • engage in fraud or illegal activity
  • create risk for the Service or other users
  • remain inactive for a long period

You may stop using the Service and close your account subject to any outstanding billing obligations.

After termination, your right to use the Service ends. We may delete or deactivate account data, while retaining information we must keep by law or for legitimate operational reasons, as described in our Privacy Policy.

17. Governing law and disputes

These Terms are governed by the laws of Greece, without regard to conflict-of-law rules that would require another jurisdiction’s law. Courts of competent jurisdiction in Greece shall have exclusive jurisdiction, without prejudice to mandatory consumer protections that cannot be waived.

Before filing a formal claim, please contact us so we can try to resolve the issue informally.

18. General

These Terms and the Privacy Policy are the entire agreement between you and Kotle regarding the Service. If a provision is held unenforceable, the rest remains in effect. A failure to enforce a provision is not a waiver. You may not assign these Terms without our consent; we may assign them in connection with a reorganization, sale, or similar transaction.
